SunRidge Management Services is a full service Property Management company which prides itself in being able to fulfill each property owners needs. Our expertise is with single family homes, individually owned condos and multi-family apartment communities. The following outlines the options most often chosen by our property owners; please feel free to lest us know if you have any particular requests that are not listed.
We will initially meet you at your property to conduct a free on site rental evaluation. This will enable us to provide you an assessment of what you can expect in rent for your property. While viewing the property we can provide suggestions about how to improve the marketability of the property and or increase its rental value. During this time, we can answer any questions and address any concerns. Many of our owners do not reside in California therefore; our property assessment can be curtailed to meet your needs.
The marketing of your property is a standard service provided by SunRidge Management Services; a marketing plan will be designed to meet the needs of your particular property. Although advertising costs are incurred by the owner, we do use low or no cost marketing/advertising methods. By inserting our contact information on all forms of advertising, you can be assured that prospects will be promptly attended to.
As previously stated, we will conduct an initial rental evaluation of your property. If you already have an existing tenant when we takeover the management, we will conduct an in house inspection to verify the condition of the premises, look for any lease violations, deferred maintenance and provide you with our suggestions. This also allows us the opportunity to become familiar with the property and tenant and allows the tenant to get to know us; providing a smoother transition.
We also conduct periodic interior inspections; to insure that everything is in order at the property and with our tenants. In addition, drive-by's will be conducted on a regular basis; lease violations and or maintenance issues will be addressed immediately.
We use only 3rd party contractors and service providers and will do our utmost to obtain the best service at the best price. We will only use contractors that are properly licensed and insured. Our owners can be assured that they are only being billed for necessary work; copies of any corresponding invoices will be included with an owner’s monthly statement.
